  • Why is Union City a good, safe place to buy?
  • Union City is New Jersey's new alternative to Hoboken and Jersey City. Live 8 minutes from Manhattan and own for much less than renting there. The price of Union City condos are also about 20-25% lower than Hoboken's. This lower cost will save you between $500 and $700 per month in mortgage payments while still getting an additional 200-300 sq. ft. of living space. That's a decent savings considering that Union City's eastern border is adjacent to Hoboken's western edge. We believe that living comfortably must be measured in not only size as in square footage, but also affordability as in monthly payments.

Wouldn't you prefer to offer a product that is currently "Energy Star" approved and already more technologically advanced than the others?   • Is it financially more prudent to own in a condo building with a smaller or larger amount of residences?
  • Buildings with large number of units (80+) typically feature more amenities than those with a smaller count (40 and under). In many of those buildings these amenities are rarely used or and are unnecessary and dramatically increase the operating budget. Since the budget is based on all the units contributing their allocated share of the expenses, a deficiency occurs if all the units are not sold and if the sponsors decide to walk away from their financial obligation to the project. A problem with living in the larger buildings is that there is a higher chance of the monthly maintenance charges increasing when all the owners are not able to make their scheduled payments. In this situation the existing unit owners will get stuck with a bigger share of the common charges.

  • What are the monthly common charges for the individual residences at Union Square and how do they compare with those of the other condo buildings in Union City?
  • At Union Square the monthly common charges are based on the amount of the square footage of your unit multiplied by .27 (27 cents per square foot). This figure is from 48% to 52% lower than some of the others. The operating budget for Union Square also includes a 10% reserve instead of the 5% that most condo buildings currently hold.

  • Why did the developers of Union Square install individual central a/c and heating systems instead of PTACs (Packaged Terminal Air Condition) like the majority of the other condo buildings in the area?
  • Although more expensive than PTACs the benefits to the homeowners out-weighed the extra cost. Apart from being noisy and using electricity, over time the surrounding casing could deform thereby causing air leakage and water damage to the walls and floors.

  • What are the advantages of having two elevators for only 40 residences?
  • The lower ratio of residences to elevators is important because it greatly decreases the wait time. Isn't it better to have one elevator for every 20 units instead of one for every 50?

  • What are the benefits of choosing the color of my hardwood floors and kitchen counter tops?
  • The choice of picking from 4 different colors of hardwood floors and 8 granite counter tops along with the fact that 20 of the kitchen cabinets are in espresso and 20 are in cordovan really achieves a custom experience that is not available at any condo building in Union City and probably not throughout Hudson County either.
